A real estate survey search allows a user to locate survey records that encapsulate information related to the boundaries of tax parcels associated with the survey. The user can apply any of several search filters when performing the search. A search will return the user zero or more candidate results that satisfy the search criteria. The user may then choose a survey result in order to investigate it in more detail. 

  • Survey type (e.g. Deed, CSM, Mapping/Research, Annexation, etc)
  • Relevant documents
  • Originating (i.e. parent) parcels
  • Created (i.e. child) parcels
  • Surveyor (if applicable)
  • Survey company (if applicable)
  • Job or file number (if applicable)
  • Client name (if applicable)
  • PLSS boundaries (if applicable)


SURVEY SEARCH FILTERS


The search filters available in a real estate tax parcel search are:

  • Municipality: Select the municipality in which the survey exists. Leave to the default of <All Municipalities> to search county-wide.
  • Surveyor: The surveyor who created the survey documents (e.g. CSMs, Plats of Survey, etc.), This option can be used to find items by who performed the survey. The user must select from drop-down list of valid surveyors, as defined by the county. Note that some counties may not specify its surveyors and / or may not indicate the surveyor for a particular survey record. In these cases, the use of the surveyor filter will not help in refining the user's search.
  • Survey Company: The company that performed the mapping survey. The user must select from drop-down list of valid survey companies, as defined by the county. Note that some counties may not specify its survey companies and / or may not indicate the company for a particular survey record. In these cases, the use of the surveyor filter will not help in refining the user's search.
  • Survey Type: The survey type describes what instrument or transaction is defining the boundary change or boundary clarification.
  • Client Name: The name of the client associated with the survey document. Not all documents will have a client name.
  • CSM #: The Certified Survey Map number. If the number of the survey map is known, enter it here to find the specific map.
  • LID #: The Land Information Document number. If the number of the land information document is known, enter it here to find the specific document.
  • Metes-Bounds; Section; Town/Range: These fields represent the PLSS boundaries by which to search.
  • ROD Doc #: This is the Register of Deeds document number which, if known, can be entered here to find the specific document.
  • Start Date / End Date: The date of the survey or the date that the document was filed. A range may be provided. If only a start date is provided, the end date is assumed to be the current day. If only an end date is provided, then the start date is assumed to be any day prior to the end day.
  • Surveyor File #: The job or file number associated with the survey document. Not all documents will have a file number.

SURVEY SEARCH RESULTS


The search results will display the following information for parcels that satisfy the search filters provided:

  • Type: The survey type describes what instrument or transaction is defining the boundary change or boundary clarification.
  • Id: The Id number of the Certified Survey Map. 
  • LID #: The file number for Land Information Documents. Not all survey transactions will have an LID number.
  • Doc #.: The recorded document number, if applicable, for the document that transferred ownership. This number is generated by the Register of Deeds. Not all survey transactions will have an associated recorded number.
  • Survey Date: The date of the survey or the date that the document was filed.
  • Surveyor: For survey transactions created by survey documents (e.g. CSMs, Plats of Survey, etc.), this option can be used to find items by who performed the survey. The user must select from drop-down list of valid surveyors, as defined by the county. Note that some counties may not specify its surveyors and/or may not indicate the surveyor for a particular survey record.
  • Parent/Child Parcels: A complete list of the parent and/or child parcels associated with or created by the survey transaction. Refer to the section Parent and Child Parcels for an explanation of these concepts.


The user may navigate to view a specific survey's details by clicking on a specific date in the Survey Date column. Depending on the type and number of search filters a user provides to a search, the number of results may fit on a single result page, or they may be distributed over a number of result pages. A user may choose the maximum number of results by selecting a number from the Records/Page selection list.
