TABLE OF CONTENTS


The Wisconsin Real Estate Sales Finder application allows the user to quickly review sales data from selected criteria. The application is designed to be multi-jurisdictional – meaning data from other subscribers will be available on the same map interface. 


Comparable sales data is sourced from State of Wisconsin e-Return records and is integrated with Ascent Land Records, through Sales History Parcel Detail, Sales History Search and Parcel Detail (parcel boundary). This functionality allows the user to easily navigate between both applications. 


There are two ways to launch the WI Real Estate Sales Finder application:

  • Open Ascent Land Records
    • Select Real estate sales history from the 'Choose Category:' drop down
    • Select WI Real Estate Sales Finder from the 'What do you want to do?' drop down



SEARCH FOR SALES NEAR AN ADDRESS OR LOCATION

  • Enter a known address or location data in the Find address or place bar. The look ahead feature begins to show suggestions as you type.
  • Click the My Location icon to zoom to your location on the map.
  • Click the Set Location icon, then click a spot on the map to place the search location.  
  • Manually enter a search distance between 0-5 miles.
  • Use the slider bar to view results in 1 mile increments of the search criteria. 


Query Results – List View

  • Results are listed from nearest to farthest.


  • Use the Select filters to apply feature to narrow your search results by applying specific criteria. Filters are Date Range, Consideration (Sale Price), Property Use and Financing Information.
  • Open the accordions and click Apply in each category you wish to filter. Click the Clear all Filters icon to remove filters. Click the circle next to the filter heading to turn that individual filter on or off.


  • Click on a search result to view the sales data. Click the Ascent Sales History link to view the parcel data in Ascent. Click the Search Nearby icon to refocus the search to that location.


Query Results – Map View

  • Click any result to see its location on the map. Click the highlighted point on the map to open the sales data window.  Use the arrows to scroll through all parcel data included in the sale. Use the More Options button to pan to the parcel, add a marker to the map or to open the attribute table.  
  • Scroll through the attribute table to view sales data. Results can be exported from the attribute table.


SEARCH FOR SALES USING ADVANCED TOOLS 

(SEARCHING BY SHAPE OR SELECTED CRITERIA)

Use Select Tools to define your data subset by drawing a shape or using search criteria


Select by Shape

  • Click an icon to draw a shape. Hover over the desired map location for instruction on how to create the shape. 

  • Only features that intersect with the shape will be returned.
  • A search distance can be manually entered, use the drop down for the distance measurement.
  • Once the shape has been drawn on the map, click Apply.



Query Results - List

  • Click any result to see its location on the map.  


  • Click the More Options button to see available options, including exporting the search results, viewing them in the attribute table or removing all results.


More Options Menu

  • Zoom to - display a larger region of the on-screen map
  • Pan to - shift the map image relative to the display without changing the viewing scale
  • Flash - browser dependent animation related to map point
  • Export to CSV file - covert data to a comma separated values file format
  • Export to feature collection - creates a feature collection item you can open in Map Viewer
  • Export to GeoJSON - an open standard geospatial data interchange format based on JavaScript Object Notation (JSON)
  • Statistics - pop up statistics window displaying multi-option Field drop down (Year Captured, Consideration, etc), Number of values, Sum of values, Minimum, Maximum, Average and Standard deviation
  • Save to My Content - dependent on Esri account
  • View in Attribute Table - table containing information about the set of geographic features, arranged so each row represents a feature and each column represents one feature attribute
  • Remove this result - delete active search results


Query Results – Map View

  • Click the highlighted point on the map to open the sales data window. Click the More Options button to pan to the parcel, add a marker to the map or to open the attribute table.
  • Scroll through the attribute table to view sales data. Results can be exported from the attribute table.


Select by Criteria

  • Use the drop downs or manually enter criteria.
  • Scroll down to see additional criteria options.
  • Click Apply to begin the search.


Query Results – List View

  • Click any result to see its location on the map.  


  • Click the More Options button to see available options, including exporting the search results, viewing them in the attribute table or removing all results.

Query Results – Map View

  • Click the highlighted point on the map to open the sale and parcel boundary data windows. Use the arrows to scroll through the data pages. 
  • Click and follow links to Ascent Sales History and Ascent Parcel Detail.
  • Click the More Options button to pan to the parcel, add a marker to the map or to open the attribute table.


SALES DATA - GRAPHS

  • Dynamic graphics of average sale price, sum of all sales, and number of sales. 
  • The sale data graphs are scale dependent –they change as the map scale changes.  
  • Sales can be viewed as Recent (within the past year) or as All Sales (2013 – current day).


CLUSTER DATA

  • Data in the Default Extent view is depicted in clusters. There may be multiple clusters within one ‘location’.  
  • Click a cluster to view number of features and average consideration. Use the arrows to scroll through additional clusters.
  • Click ‘Zoom to’ to zoom in the cluster area; click ‘Browse Features’ to view individual sales data, using the arrows to scroll through the sales.  
  • Use the More Options button to to pan to the parcel, add a marker to the map or to open the attribute table.

SALE POINTS

  • Click any sales point on the map to open the sales data window.  
  • Use the arrows to scroll through all parcel data included in the sale.  
  • Use the More Options button to pan to the parcel, add a marker to the map or to open the attribute table.  
  • Scroll through the attribute table to view sales data. Results can be exported from the attribute table.

SEARCH EXAMPLES

SCENARIO #1 – SELLING OR BUYING A PARTICULAR PROPERTY

Determining if it is a good time to buy/sell and pricing is factored in for many people. In this example, we will be starting with a given address

  • Click Nearby Sales
  • Under Show results within (Miles), type in a value between 0 and 5 miles (ex: 0.25, 1.5, 2.75, etc.) OR use the slider bar to apply whole number values between 0 and 5 (ex: 1, 2, 3, etc.)
  • Enter an address

Notice that the points on the map show all properties on the map within the radius chosen. The legend identifies sale point time frame/price. Click on any property that has returned results for more information on that property.


Advanced Search

  • Click Select filters to apply to select filters such as Date Range, Consideration (Sale Price), Property Use and Financing Information

  • To search by a Date Range:
    • Expand the Date Range category
    • Enter a starting and ending date, click Apply
  • To search by Consideration (Sale Price):
    • Expand the Consideration category
    • Enter a minimum and/or maximum sale value, click Apply
  • To search by Property Use (one or all Property Use fields may be completed):
    • Expand the Property Use category
    • Use the drop down to select a Property Type (ex: Land Only, Land & Buildings, Condominium, etc.)
    • Use the drop down to select the Predominate Use (ex: Residential, Commercial, Agricultural, etc.)
    • Enter a minimum and/or maximum number of Total Acres
    • Use the drop down to select Waterfront (Yes or leave as -empty- for No)
    • Enter a minimum and/or maximum number of Managed Forest Land Acres
    • Click Apply when all search criteria is entered
  • To search by Financing Information (one or both fields may be completed):
    • Use the drop down to select the Transfer Type (ex: Original Sale, Gift, Exchange, etc.)
    • Use the drop down to select the Financing Code (ex: Financial Institution - Conventional, Financial Institution - Government, Obtained from Seller, etc.
    • Click Apply when all search criteria is entered

NOTE: To return to the Search results, collapse the filters



SCENARIO #2 – LOOKING FOR PROPERTIES IN A SPECIFIC AREA – SETTING A LOCATION ON THE MAP

In this scenario, the user is starting with a “point on a map” and the application will do a search from that point

  • To set a location on the map in the area in which you are interested in:
    • Under Show results within (Miles), type in a value between 0 and 5 miles (ex: 0.25, 1.5, 2.75, etc.) OR use the slider bar to apply whole number values between 1 and 5 (ex: 1, 2, 3, etc.) 
    • Click the Set Location icon
    • Click the desired location on the map
    • View search results



SCENARIO #3 – SELECT TOOLS FEATURE: SEARCH HAS NO STARTING POINT

In this scenario the search has no starting “point”. The user clicks on the select tools option to graphically search within the map. With this feature the user can search from a different perspective, for example focusing a search on a certain neighborhood or specific area in the county.


Search by Shape

  • Click 'Select by Shape' to open the selection window
  • In this search, the rectangle is chosen to select an area within the map:
    • Click on the rectangle shape to activate
    • Hover the mouse over the map for pop up instructions on how to create the chosen shape


  • Draw the shape and click Apply to view the results:


 

  • Expand the search by entering a search distance. Draw the shape and click Apply:
